The Opportunity
A well-capitalized, rapidly growing Affordable Housing development platform is seeking a Vice President of Capital Markets to join its Los Angeles-based team.
The company is actively scaling its development pipeline and is looking for an experienced capital markets professional to take a leadership role across debt, equity, LIHTC transactions & project closings.
Reporting directly to the executive leadership team, this individual will become a key point person across the company's capital markets function. They will work closely with development, acquisitions, investors, lenders, syndicators & JV partners to successfully move projects from initial underwriting through financial closing.
This is an opportunity for someone with strong technical LIHTC knowledge who wants to move into a highly visible role within a mission-driven developer focused on delivering housing at scale.
Key Responsibilities
- Lead the capital markets & closing process for new Affordable Housing developments
- Manage transactions from development/acquisition handoff through successful financial closing
- Coordinate debt, tax credit equity & other project-level capital sources
- Manage project proformas throughout underwriting, financing & closing
- Evaluate different debt & equity structures to optimize project capitalization
- Serve as a key point of contact for lenders, tax credit investors, syndicators & JV partners
- Prepare investment materials & support presentations to Investment Committee
- Manage financial reporting & transaction requirements for institutional JV partners
- Participate in investor, lender & capital partner calls
- Work closely with internal development, acquisitions, finance & analyst teams
- Identify transaction risks, sensitivities & potential solutions throughout the closing process
- Act as a senior internal resource on LIHTC structures, investor requirements & Affordable Housing finance
- Provide leadership & mentorship to junior team members supporting transaction execution
Ideal Experience
- 7+ years' experience across Affordable Housing, LIHTC, real estate finance or capital markets
- Strong understanding of LIHTC transactions & new construction Affordable Housing
- Experience working on multiple project closings from underwriting through execution
- Background across debt & equity financing, ideally including tax credit equity
- Strong underwriting, financial analysis & real estate proforma experience
- Advanced Excel capabilities
- Experience reviewing developer proformas from an investor, lender or development perspective
- Exposure to Investment Committee processes, including preparing materials and/or presenting transactions
- Strong understanding of what institutional investors, tax credit investors & lenders require to successfully close transactions
