Responsibilities:
Lead the development of conceptual and schematic budgets in early design phases
Provide detailed quantity takeoffs and cost analyses
Manage estimating efforts for design-build and CMAR pursuits
Develop scope sheets and analyze subcontractor proposals
Collaborate with design teams to validate constructability and budgets
Present budgets to clients and assist with GMP negotiations
Mentor junior estimators and assist in refining internal cost databases
Coordinate VE options and alternatives with stakeholders
Track historical costs and lead benchmarking efforts across market sectors
Qualifications:
8+ years of estimating experience in commercial construction
Strong background in preconstruction for complex, multi-phase projects
Familiar with design-build delivery methods and GMP pricing
Proficient in Bluebeam, OST, Excel, and estimating platforms
Excellent communication skills and client-facing presence
Compensation & Benefits:
$130,000-$150,000 base salary + preconstruction bonus

This position plays a strategic role in business development and operational excellence.
Responsibilities:
Lead preconstruction operations including estimating, design coordination, and client interface
Manage and mentor a team of estimators, coordinators, and support staff
Oversee the development of conceptual budgets, GMPs, and value engineering strategies
Collaborate with project executives and operations leadership in pursuit and delivery planning
Represent the company in client presentations and interviews
Build and maintain strong relationships with subcontractors, vendors, and AEC partners
Guide implementation of preconstruction technology, databases, and best practices
Qualifications:
12+ years of experience in estimating and preconstruction
Prior leadership in design-build, CMAR, or negotiated bid environments
